The construction of the new Rolex USA headquarters is making significant progress at 665 Fifth Avenue in Midtown, Manhattan. This 469-foot-tall commercial building, situated close to Billionaires’ Row/57th Street, will house the US operations of the world-renowned watchmaker. Designed by David Chipperfield Architects with Adamson Associates as the architect of record, and developed by the Rolex Realty Company, the 28-story structure will provide 199,000 square feet of office and retail space.
Located at the corner of Fifth Avenue and East 53rd Street, the building has risen above street level. Early foundation work was still ongoing in early December, with much of the progress concealed by the wraparound sidewalk fencing. Since then, the cellar levels and substructure have been completed, and recent photos show crews assembling scaffolding and shoring around the thick core walls.
The lower portion of the building features several floor slabs extending from the core, creating tall atrium spaces and high ceilings within the multi-story podium. The upper sections of the tower feature staggered setbacks and a repetitive stack of floor plates, which should facilitate rapid construction. YIMBY anticipates that 665 Fifth Avenue will top out sometime in the first half of 2025.
The building’s interior programming layout includes offices on floors five through 25. The top two stories will feature a double-height dining and event space with an adjoining terrace. A 50-foot-tall mechanical bulkhead and flat roof parapet will cap the structure. The site plan also indicates a small rear yard in the southern corner of the property.
